Case Study: Successful Jury Verdict Results in a combined $7.35M Settlement in Williamson County, Texas v. J.A. Davidson Holdings

In July 2025, the eminent domain legal team at Barron, Adler, Clough & Oddo, PLLC successfully resolved the long-running eminent domain case Williamson County, Texas v. J.A. Davidson Holdings, L.P. through a comprehensive Rule 11 Settlement Agreement with Williamson County. The agreement involved two different takings for the County’s Corridor C road project, complex valuation issues and over five years of litigation, ultimately resulting in a combined $7.35 million settlement for the landowner.

The County initiated eminent domain proceedings after negotiations over fair compensation stalled, and the property owners faced losing significant property interests. The lawsuit involved separate valuations for different parts of their land parcel. As the case progressed, the County’s offers and the property owners’ valuations remained drastically different, requiring expert testimony, detailed appraisal analysis, multiple legal hearings and a jury trial in one of the two cases.

The $4,437,000 jury trial verdict, delivered in April 2025, was between the Davidson’s two appraiser values but was over $3 million more than the County’s valuation . Additionally, the Davidsons’ patience resulted in a projected interest award on that verdict of over $1 million, which, in turn, created leverage that resulted in the global settlement just a couple of months later. After extensive negotiations, we reached a Rule 11 Agreement that resolved both condemnation cases. Altogether, our litigation and negotiations resulted in a combined $7.35 million recovery for the Davidson family, reflecting the full value of the property taken and remainder impacts.

These numbers represent more than just dollar amounts. They reflect the value of years pushing back against undervaluation, assembling strong evidence from various experts and making sure that Williamson County recognized both the value of what it was acquiring and the true damages to the remainder property.
